From REITs to individual, this sector leader has provided millions of transactions for property management companies. This industry leader is passionate about putting their customers first and going the extra mile and uses state-of-the-art delivery systems and scoring models to provide each of their customers with the “Power of Decision”. As an outside sales consultant, you will be responsible to effectively reach decision makers through networking and building alliances; prospecting, sourcing and lead generation. Must have a strong presentation skills while being able to communicate a value proposition to help prospective clients solve problems based on their needs. The ideal candidate is persistent but professional while being flexible to meet changing market conditions and keeping up-to-date on industry changes in order to achieve sales targets. Candidates must have exceptional organizational skills and effective time management to succeed in a semi-autonomous, fast paced environment and have highly effective communication skill; oral, written and group. Frequent regional travel involved. Base salary plus commissions; 65-85K+. No cap on commission income, no expiration of commission on active accounts. Auto allowance, company laptop, printer, Blackberry and expense account provided. Comprehensive benefits package including Simple pre tax IRA with company matching Paid medical for the employee. Coinsurance for owners of apartment, and other commercial real estate buildings/assets

Coinsurance is very common for those who own apartments, and other commercial real estate buildings/assets. Coinsurance is an arrangement by which the insured, in consideration of a reduced rate, agrees to carry an amount of insurance equal to a percentage of the total value of the property insured.

We have recently had a real estate rental property owner transition to us because of a severe coinsurance penalty that was incurred during a recent fire loss—that cost this owner over $25K out-of-pocket. We find it important to expand your knowledge on this tricky insurance term/condition!

If you have a coinsurance clauses on your building policies, the following conditions will apply:

#1. Multiply the value of the covered property at the time of the loss by the coinsurance percentage.

#2. Divide the limit of insurance of the property by the figure determined in step 1.

#3. Multiply the total amount of loss, before the application of any deductible, by the figured determined in step 2.

#4. Subtract the deductible from the figure in step 3.

The total that is determined in step 4 is the most an insurance carrier will payout. The key item in the steps above is the replacement cost/value of the property that you own/manage…at the time of loss, compared to the property value listed in the declarations. The party that is calculating the property value at the time of the loss is your insurance carrier. The party that is calculating the limit in the declarations of your insurance policies is your insurance agent. It is always different, and more times than not your insurance carrier is always higher. So, if your insurance carrier comes back saying that your property is valued significantly higher than your insurance agent had it rated at, then you have no choice but to pay a coinsurance penalty.

Our advice is to eliminate coinsurance altogether on your building insurance policies. You can never guess how an insurance company is going to evaluate your properties, so take the guesswork out of it. If you have NO coinsurance, your limit is your limit, with the only out-of-pocket expenses being your deductible. This means, your insurance carrier cannot slap you with any coinsurance penalties!

Hiring a President of New Apartment Construction

To oversee the construction of multifamily, multihousing  rental luxury apartments wrap style and Podium and mid/high rise residential apartment construction in MD DC VA area to handle contracting, negotiations, budgeting, scheduling and supervision of all aspects of multifamily apartment home rental construction. Candidates must have12 to 20 years of new multifamily apartment construction experience with high rise podium and wrap apartment multifamily construction experience. Ideally, candidates are currently with a major developer builder of luxury apartment rentals as a President or VP Construction with a luxury, up-scale builder / developer of rental multifamily properties.

Other areas responsibility include, critically analyze development/construction pro forma, initial project budget development, Review/analyze monthly, quarterly, annual project financial operating statements to monitor adherence to goals. Coordinate the finance in securing acquisition, development, and construction financing for each project. Coordinate all development and construction efforts from initiation of site development through C/O and release of all public works/municipal surety. Coordinate marketing, site signage and displays, exterior and interior building/unit fixture and finish selections with third party interior design and sign/display firms. Establish marketing/leasing goals with property management group to ensure adherence to approved project pro forma and establish rents and marketing initiatives and monitor performance and stabilization of high rise mixed use multihousing, multifamily property apartment rental.

College degree required, prefer MBA or graduate degree with real estate concentration. Must have recent experience in the development of high-rise mixed-use luxury rental apartment communities which include above-ground and below-ground concrete parking structures integrated into the residential building. Must possess strong analytical skills and be proficient using technology as a business tool. Prefer recent experience in the development of urban/suburban mixed-used communities. Compensation, BOE: range $300k to $750k + incentive compensation and equity/profit-sharing participation potential in each project + annual bonus.. Please send resume to recruiter@powerhour.com.
